Housing Opportunities Inc. (HOI) has been awarded Low-Income Housing Tax Credits (LIHTC) by the Kansas Housing Resources Corporation (KHRC) for the development of Magnolia Estates, a new affordable senior housing community in Hays.

The development will be located at the corner of 27th Street and Canterbury Drive and will consist of 20 senior duplex units, providing much-needed affordable housing for residents age 55 and older. Magnolia Estates is designed to offer 2-bedroom, 1 bathroom units with attached garages and storm shelters. All units are handicap accessible with no stairs, walk in showers, and wider doorways and halls. The project will also contain a community room that will be available for tenants to rent for family gatherings, social events, etc. These units will have income restrictions for eligible individuals and have rent rates of $725 and $775.

Housing Opportunities Inc. is working alongside Grow Hays, whose leadership and commitment to expanding housing opportunities in the community have been integral to bringing this project to fruition. “We are thrilled that Housing Opportunities Inc. has received a Low-Income Housing Tax Credit award. We believe this is a perfect addition to The Grove Development and will provide quality, affordable housing for eligible seniors in our community.” said Doug Williams, Executive Director of Grow Hays.

HOI will also partner with Midwest Housing Equity Group (MHEG) of Omaha, Neb., and Mesner Development of Central City, Neb., bringing together experienced organizations with a shared commitment to developing high-quality, affordable housing.

“We are incredibly grateful to KHRC for their continued investment in affordable housing across Kansas,” said Callie Miller, Executive Director of HOI. “Receiving this award allows us to expand our mission into Hays by creating high-quality homes for seniors in the community. This project would not have been possible without the dedication and collaboration of Grow Hays, Mesner Development, KHRC, and MHEG.”

HOI has been providing affordable housing solutions throughout central Kansas for more than 25 years and remains committed to developing and managing quality housing that strengthens individuals, families, and communities.
